Read These 5 Tips Before Listing Your Home in the Off Season

While the fall and winter months see a reduced interest among homebuyers, you can use the slower market to your advantage. Although there will be fewer buyers on the market, the inventory of homes will also drop. This will give your listing more attention.

Follow these five tips to take better advantage of that increased visibility.

1. Know How to Stage Eustis, Florida, Homes for Sale in the Winter

Try to create a cozy and inviting atmosphere in your home that will appeal to buyer interests. Your goal should be to help potential buyers envision themselves relaxing in the home while the weather is less hospitable.

Create a wintry theme by adding blankets, throw pillows, and heavier drapes. A festive tablecloth in the dining area and scented candles can also help.

2. Make Better Use of Artificial Lighting

Since the sun sets earlier in the day, you’ll want to make sure to adequately illuminate your real estate in Eustis, Florida. Use exterior lights and walkway lanterns to guide buyers to your door. Inside, use a combination of soft track lighting and brighter overhead lights to help buyers see your home more clearly.

If you don’t have a variety of overhead lights, you can use stand-alone lamps to light the way. Add more mirrors to reflect the light and make the home look more spacious at night.

3. Curb Appeal Still Matters

Spend time thinking about how to increase your curb appeal for the fall and winter months. If you have seasonal flowers or shrubs planted around your home, consider replacing them with plants that stay in bloom during the winter. Although the grass will grow more slowly in the colder seasons, make sure to keep it trimmed and well-maintained.

4. Create a Refreshing Environment

Eustis, Florida, homes for sale stay on the market longer during the off-season. This makes it more important to create a great first impression. Cleaning your home from top to bottom will help.

Add half a cup of baking soda and a teaspoon of all-purpose cleaner into a quart of warm water, and use this mixture to wash and dry your walls. Don’t forget to wash ceiling fan blades, light fixtures, and moldings. Wash and wax flooring as needed. If you own pets, you should shampoo your carpets and rugs.

Keep in mind that you won’t be opening your windows in the fall and winter. If you don’t take steps to reduce allergens and eliminate odors, buyers will have unpleasant experiences when visiting your home.

5. Make Yourself Available

When listing a home during the off-season, keep in mind that buyers already have full schedules. From handling kids during school vacations to preparing for the holidays, buyers may not have much time to view homes. You’ll sell your home faster if you accommodate buyers who request early morning or evening showings.

Keep Your Eye on the Market

In addition to following these tips, it can be helpful to keep a close eye on the Eustis, Florida, real estate market in the weeks before you list. You’ll be able to see which homes are selling faster and how the market is trending. Watching the market can help you prepare a better listing that will bring more buyers to your door.
